– It is interesting that the use of materials is challenged in this way. It is innovative and exciting. That says President Kim Skaara of the Norwegian Architectural Association (NAL), about the high house that is now being built in Bergen.

Skaara is impressed by the sketches, but does not know the project so well.

There are, by the way, not so many others who do in Norway, except for the mountain people maybe. For the house is being built by Bergen and Omegn Boligbyggelag (BOB), and recently the work began in Damsgårdssundet where it will be situated.

At the time of writing, 32 out of 62 apartments have been sold, says project manager Ole Herbrand Kleppe in BOB.

The wooden house becomes a pilot project that shows how to build urban housing with high land utilization while selecting materials that meet future requirements for sustainability and greenhouse gas emissions. According to Bergens Tidende, it is 51 meters high.

The house is based on supporting structures in glue and flats built as building modules. The concept is based on the fact that the modules are stacked on four floors and that two platforms are built in fifth and tenth floors. This is anchored to a lining system.

Major parts of the process are industrialized with prefabrication of building modules, staircases, balconies, chess walls and elevator hunting. The construction method that is developed is not limited to 14-storey buildings like this. The method opens for buildings that are more than twice as high.

For example, in Canada, the architect Michael Green has constructed a 30 storey high tree house, but this is not realized.

The tallest wooden house so far has been built in Melbourne, Australia. Here construction work started in 2012 and finished last year. By the way, a non-residential apartment building is built in London.

In Bergen, the apartments will have glazed balconies on two sides. This will give the house a very distinctive architecture, where the glue constructions will be visible on the inside of the facade glass. The walls are expelled and isolated. This allows the project to be built as a passive house, which strengthens the house’s profile as an environmental building. The project is therefore approved by Enova.

Two types of apartments are planned, 2-room apartments of 43 sqm and 3-bedroom apartments of 64-66 sqm. Most apartments have their own balcony. In addition, there are roof terraces on top of the building, in 13. and 14. story. In 9. on the floor there is also a common gym, overlooking the city and the fjord. Opposite the sea there is a harbor promenade and a marina, while a green area is established on Damsgårdsveien.
